    Rental Information & Application Instructions



    C&C Residential Properties will assist all applicants without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, or ancestry.

    1. A separate application is required for each applicant over the age of eighteen (18). This guarantees our compliance with Federal, state, and local Fair Housing laws. 

    2. The information requested on our application provides the basis for selection of the best neighbors for all of our residents.  Please fill in all spaces and answer all questions as fully as possible (more information is better than less).  Incomplete applications will not be processed.

    3. A Lead-Based Paint Disclosure is included with this packet if the housing was built prior to 1978.  This disclosure must be signed by all tenants.  The EPA also requires that the pamphlet, “Protect Your Family From Lead in Your Home” be made available when renting or selling houses constructed before 1978.  This pamphlet is either included and/or may be read or downloaded online at: http://www2.epa.gov/lead/protect-your-family-lead-your-home-1.

    4. Applicants are NOT accepted on a “first-come, first-served” basis, but on a best-qualified basis.

    5. C&C Residential Properties will pull a credit report (including eviction, bankruptcy, and criminal reports) on every applicant and we will contact your current and past landlords, as well as your current and past employers. 

    6. If you have credit problems, let us know in advance.  A letter of explanation may help to qualify you.       

    7. Copies of pay stubs may be required to verify income.  If you are self-employed, you will be required to verify your income with copies of tax returns, 1099s, and/or 3 months of bank statements showing deposits.

    8. Every application must be accompanied by a $60 application fee. Co-Signors & Co-Applicants will need to submit a $40 application fee and applicants who DO NOT want income considered will submit a $40 application fee.

    CO-SIGNORS MUST MEET QUALIFYING INCOME REQUIREMENTS.

    9. Applications fees should be paid through CashApp to $CCResidential22. Applications should be emailed to jen.bruck@homevestors.com or submitted online at https://ccresidentialproperties.propertymatrix.com/available.

    10. Any false statements or deliberate misrepresentation of facts will automatically disqualify the application. 

    11. Income requirement for all properties is 3.5 times the monthly rent. (Ex. Rent is $1200, your gross monthly income must be equal to or greater than $4,200)

    12. If you are accepted for Residency, an administrative fee is due immediately. If you have pets and they are accepted, there is additional "pet fee" of $  due prior to or on your move in date. Application and administrative fees are NON-REFUNDABLE regardless of outcome in tenancy. Once both parties sign the lease agreement the administrative fee converts to a security deposit and becomes refundable upon vacating the unit.

    Step 8 - Authorization


    Authorization : Applicant authorizes Landlord and Landlord's agent, at any time before, during, or after any tenancy, to:

    1. obtain a copy of Applicant's credit report;

    2. obtain a criminal background check related to Applicant and any occupant; and

    3. verify any rental or employment history or verify any other information related to this application with persons knowledgeable of such information.

    Notice of Landlord's Right to Continue to Show the Property: Unless Landlord and Applicant enter into a separate written agreement otherwise, the Property remains on the market until a lease is signed by all parties and Landlord may continue to show the Property to other prospective tenants and accept another offer.

    Privacy Policy: Landlord's agent or property manager maintains a privacy policy that is available upon request.

    Fees: Applicant submits a non-refundable fee of $ to C&C Residential Properties for processing and reviewing this application.

    Applicant submits a non-refundable administrative fee of $ to be applied to the security deposit upon execution of a lease or returned to Applicant if a lease is not executed. 

    Acknowledgement & Representation:

    1. Signing this application indicates that Applicant has had the opportunity to review Landlord’s tenant selection criteria, which is available upon request. The tenant selection criteria may include factors such as criminal history, credit history, current income and rental history. 

    2. Applicant understands that providing inaccurate or incomplete information is grounds for rejection of this application and forfeiture of any application fee and may be grounds to declare Applicant in breach of any lease the Applicant may sign.
